Zoning for Town of Sudbury Chapter 40R Overlay District

Melone Smart Growth Overlay District

CLIENT: Town of Sudbury, MA

The Town of Sudbury and KP Law asked Barrett Planning Group to write the zoning for a Chapter 40R overlay district, and prepare the application package for DHCD approval. We worked closely with the Town Manager, Town Counsel, the Town’s negotiating team, and the developers of the proposed Sudbury Station mixed-income housing development to arrive at a Chapter40R zoning bylaw that met everyone’s needs and earned DHCD’s approval. The proposed zoning was adopted by an overwhelming majority vote at Town Meeting in 2019. Upon completion, the Melone Smart Growth Overlay District will offer 100 apartments and all 100 will be eligible for the Chapter40B Subsidized Housing Inventory.

Sudbury has worked hard to reach the 10 percent statutory minimum under Chapter 40B, not only with the Sudbury Station project, but also through the mixed-use “River Walk” redevelopment of the former Raytheon property on Route 20, and other local initiatives as well.
